Hello there loves!  This is the second and last installment of my Mandaluyong condo-living feature.  In my previous post, I talked about the following: Pionneer Woodlands, SMDC Light Residences, and Flair Towers.

Now, I will be featuring five condos which hubby and I checked.  I hope if you are like us, searching for our dream home, this post will help you as your quick reference.

SMDC Jazz Residences

Location and Accessibility:
SMDC Jazz Residences is located at Metropolitan Avenue corner Nicanor Garcia Street in Bel-Air, Makati City.  I like its location because it's at the heart of the Makati CBD and yet not along the busiest streets in the city.  It's perfectly situated near offices, malls (Ayala Center and SM Makati), church (almost walking distance is the St. Andrew's Parish Church, schools such as Mapua, CEU, FEU and hospital such as Makati Medical Center.  It's accessible to public transportation as well.

Types of Units/Sizes:
There are three types of units: Studio (not available anymore,) 1BR (27 sqm) and 2BR (47 sqm).  Units being offered at a still lower rate are in Tower B with turnover in December, 2015.

Availability and Price:
All four towers are already available.  They are pre-selling Tower B right now with turnover in 2015.
Studio costs around Php 2M
1 BR costs around Php 2.9 to 3.3M
2BR costs around Php 4.2 to 5.9M

Look and Feel:
The SMDC Jazz Residences, because of its location, looks and feels more premiere and exclusive than other SMDC projects such as the Mezza I and II, Princeton in QC, and Light Residences.  But it's just like any other SMDC projects, it's not very generous in terms of space and ventilation.  But if you're looking for convenience, it's here.  If you're looking for a place to stay when you're working around Makati area, this is one of the more perfect stress-free venues.

Location and Accessibility:
Tivoli Garden Residences is located in Coronado Street, Mandaluyong City, but is just one bridge away from Makati.  Its location is accessible via public transportation such as PUJs and tricycles.  In fact, I came from Sta. Mesa and I just rode a jeepney and tricycle going there, just to see how accessible it could be for commuters like myself.  If you are coming from Makati, you could get there via jeep or cab, if you want a more convenient means of transportation.  It’s very accessible to EDSA, JP Rizal, and Makati Avenue. 

Types of Units, Sizes and Price:
When I went there to check their model units and other amenities, the only available towers for selling are the Iris and the Hibiscus Towers.  The LumiVentt feature is only available in the Iris Tower.  While for the Hibiscus, with only 12 units each floor, offers more exclusivity and privacy.  Both towers are connected to each other at the 5th floors via their Sky Garden/Lounge.  The fifth floor is where the Sports Lounge is also located.  As shown in the photos above the Sports Lounge has a jogging path, a tennis/badminton court and a basketball court.  In the Iris Tower, an observatory is found at the roof deck where you could see Makati and Mandaluyong in 360 degree view!  It's so breathtaking and relaxing.

Each tower offers the following units to prospective buyers:
2BR units – in Hibiscus is Php 4.2M
2BR units in Iris Tower is Php 4.1M
3BR units are around Php 5.5M

Look and Feel:
Just like any DMCI projects, I like Tivoli Garden because it gives importance to space and ventilation.  Their security is roving 24 hours a day 7 days a week which makes you feel safe when you're in the vicinity.  Inside, there's a big clubhouse which houses their function room, gaming room, childcare and convenience store.  DMCI Tivoli Garden Residences has four big pools in the center which looks like you're in a resort.  Althogh the four towers are high-rise condominiums, their Lumiventt Design Technology doesn't make me feel boxed in.  This type of condominium is livable for a growing family like ours.

Location and Accessibility:
Axis Residences is located along Pioneer Street, Mandaluyong City.  It's very accessible coming from EDSA which can be reached via buses passing through or via MRT Boni Station.  From Robinsons Forum/Pioneer, it is walking distance or one tricycle ride away.  It is strategically located near Ortigas Business District, Makati Central Business District and Bonifacio Global City.  It's very near malls such as Robinsons Forum, SM Megamall and Shangri-La Mall.  

Types of Units, Sizes and Price:
Currently, Axis Residences Tower 1 is still being built.  All units are on pre-selling and expected turnover will be in  2015.  while the 42-storey Tower B's developmental and turnover plans is to be confirmed as of writing.  Both towers will have three-level parking spaces and their fourth floor is where the amenities will be found such as swimming pools, gym, karaoke room, and some commercial establishments too.

Axis Residences only has two types of units.  These are:
Executive (2BR) which is 50 sqm in size and price ranges from Php 4.2 to 4.5M
De Luxe (1BR/Studio Type) which is 24 to 26 sqm and price ranges from Php 1.9 to 2.1M

Look and Feel:
I cannot really say for now because what I only saw were model units located offsite.  Tower A as mentioned earlier is still being built (as of writing.)  What I can say though, is that its location is very accessible via public utility vehicles.  Having provision for recreational amenities make a balanced living in a busy location such as Axis Residences.

Avida Towers Centera

Location and Accessibility:
Avida Towers Centera is located along EDSA corner Reliance Street, Mandaluyong City.  If accessibility to major thoroughfare is concerned, there will be no problem with that.   One can get there riding the MRT or buses that pass along EDSA.  Its location is near schools, malls, entertainment Centers and also business districts both in Ortigas and Makati respectively.  The lower levels of Avida Towers Centera will be a commercial complex, making convenience one of its best-selling attribute.  Centera has a number of amenities carefully organized into different zones such as pools, meditation parks, lounges, game areas and roof deck lounge.

Types of Units, Sizes and Price:
As of writing, Avida Tower Centera is still being constructed.  Tower 1's turnover will be on Q4 of 2014, Tower 2 will be on Q2 of 2015, Tower 3 will be on Q4 of 2015 and lastly Tower 4 will be on 2016.  There will be three types of units available for pre=selling.  These are:
Studio Units with minimum floor area of 22.19 sqm (Approximately priced at Php 2M)
1BR with minimum floor area of 34.95 sqm (Approximately priced at Php 3.2M)
2BR with minimum floor area of 53.99 sqm. (Approximately priced at Php 5.8M)

Look and Feel:
If they hold true to their promise which is "Avida Towers Centera: Where everything is built in," then I think it will be very convenient to reside there.  Retail shops will be made available at the lower levels of the condominium which will make me not go far to purchase things I will need for home such as groceries.  Centera's 1BR unit seem okay for a small family of up to four.  I liked by the way their use of big windows in their units which allow light and ventilation to come in, making it more or less a breathable space to live in.

Location and Accessibility:
Solstice is seated in Makati City's newest entertainment district.  It's located in A.P. Reyes Avenue, Barangay Carmona Hippodromo, Makati City.  Remember the old Sta. Ana racetrack?  That's it.  I always pass by that area almost three times a week whenever I go home from work, to avoid traffic in main roads.  Its location is strategically in between Manila and Makati and for me, it's the most convenient location because it's near my parents' house and near my work place.  It's near malls, the business district of Makati, schools, churches, and hospitals too.

Types of Units, Sizes and Price:
Solstice by Alveo is still currently being constructed by Alveo Land and has no available structure as of writing.  They offer four types of units in this 41-storey towers.  They have Studio, 1BR, 2BR and 3BR units.
Studio Units are 32 sqm in size and price ranges from Php 3.1 - 4.2M
1BR units are between 52 - 62 sqm in size and price ranges from Php 5.7 - 6 M
2BR untis are 73 - 75 sqm in size and price ranges between Php 9 - 11 M

3BR units are 90 - 117 sqm in size and price ranges between Php 11 - 16 M
All units in Tower 1 are pre-selling.  Target turnover for the units will be on Q3 of 2018.  

Look and Feel:
Personally, although the location is one that appeals to me the most, the price doesn't.  They also position Alveo to cater to high-range income earners and Solstice also wants to attract young urban achievers.  If you already have a growing family with you, living in an entertainment district, where most concerts and other events will be held, I don't think this is one of the more ideal place to raise a family.  It's really targeted to young professionals, and I don't consider myself young anymore.  

So there you have it loves.  With all the condominiums featured in my Part 1 and Part 2, which appeals to you the most?  Personally, my vote goes out to the condo which has the Lumiventt Design Technology.  I, especially my growing kids, need a lot of light, air and space.  For me, that's the most ideal place to live in, because it will allow my children to safely roam around, experience nature, clean air, the sun and play with neighboring children.

Now all I've got to do with Macky is to dream more, save more and achieve one of the long-time dreams we have for the family.  Until then loves! :)
